Median Listings Discount if below WA-BC Value
This graph is an indication of the optimism or pessimism of homeowners first listing their homes each week. If the number is well below zero and falling it means that among the homeowners first listing their homes in the week, among the ones willing to take a discount to the BC value, the discount they are willing to take is increasing.
If the graph is rising it shows that even if a homeowner is willing to take a discount, the discount is getting smaller which indicates home seller optimism or patience to wait it out until a good offer is made.
WA uses its February 2020 value as the Before Corona Value ("WA BC Value"). WA BC Value is WA's ValPro value produced for each house as of February 2020. This value is produced by: a. adjusting a prior sales price of the house, if available, using WA's house specific price index for the house or the most precise index available in WA's database of 90 million house specific indexes, combined with b. WA's appraisal emulation technology using comparable sales for the house, and c. other WA proprietary methods. Such methods are designed to produce values that are unbiased, in which the median difference between the ValPro value and actual sales prices is zero.
