Median Price Change from Before Covid: WA-BC Value
This graph shows how much actual closed sales prices differ from the values of these houses as of February 2020. The graph covers each week during the first 15 weeks of 2020 matched against the first 15 weeks of 2019. If the value for a week is above zero it means that the median closed price is above the value before the pandemic hit*. For example, if the value is +5% it means that the median closed price is 5% higher than the value as of February 2020 so closed prices have risen as of the time before the pandemic.

Note that closings typically occur about 6 weeks after a price is negotiated and placed under contract. While contract prices are not available, you can get a more current indication of where prices could be heading by looking at Median List Price to WA BC Value.

Percent of sales below WA-BC Value
This graph shows the percent of actual closed sales prices that are below the values of the houses as of February 2020. The graph shows each week during the first 15 weeks of 2020 matched against the first 15 weeks of 2019.

If the value for a week is above 50% it means that more than half the closed prices are below the value right before the pandemic hit*. For example, if the value is 60% it means that 60% of the closed prices were below the value as of February 2020.

If this graph is rising it means that an increasing number of closed prices are lower than the BC value which indicates a weakening market. If this graph is falling it means that fewer than half the closings are below the BC value, which indicates a strengthening market.

Median Discount if below WA BC
This graph shows the median discount to WA BC Value sellers were willing to take when they sold at below the WA BC Value. If the number is well below zero and falling it means that among the homeowners selling below the BC value, the discount they are willing to take is increasing.

If the graph is rising it shows that even if a homeowner sold at a discount, the discount is getting smaller which indicates a strengthening market.

Median List Price vs WA-BC Value
This graph shows how much new list prices differ from the values of the houses as of February 2020. The graph shows weekly values during the first weeks of 2020 matched against the first 15 weeks of 2019. If the value for a week is below zero it means that the median new list price is below the value before the pandemic hit*. For example, if the value is +5% it means that the median new list price is 5% higher than the value as of February 2020 so new list prices for that week are higher than the time before the pandemic hit.

Note that new list prices may indicate what homeowners are hoping to be paid for their houses, and typically include a premium to allow room for negotiation. In some cases, new list prices may be below what a homeowner believes their home is really worth if they are attempting to create a "bidding war".

If the median new list price is heading down in the most recent weeks, this may indicate that homeowners are becoming more pessimistic about market conditions and are eager to close quickly.

Median Listings Discount if below WA-BC Value
This graph is an indication of the optimism or pessimism of homeowners first listing their homes each week. If the number is well below zero and falling it means that among the homeowners first listing their homes in the week, among the ones willing to take a discount to the BC value, the discount they are willing to take is increasing.

If the graph is rising it shows that even if a homeowner is willing to take a discount, the discount is getting smaller which indicates home seller optimism or patience to wait it out until a good offer is made.

WA uses its February 2020 value as the Before Corona Value ("WA BC Value"). WA BC Value is WA's ValPro value produced for each house as of February 2020. This value is produced by: a. adjusting a prior sales price of the house, if available, using WA's house specific price index for the house or the most precise index available in WA's database of 90 million house specific indexes, combined with b. WA's appraisal emulation technology using comparable sales for the house, and c. other WA proprietary methods. Such methods are designed to produce values that are unbiased, in which the median difference between the ValPro value and actual sales prices is zero.
